Now Living leading on small lots
Narrow frontages and smaller footprints – for home builders, they’re increasingly becoming a key focus as shifts in planning policy and demand for greater choice in housing push the average size of residential lots down.
For Now Living, a part of WA’s largest homebuilder BGC, it’s a challenge that’s been accepted.
The leading Perth builder has responded to this growing area of the market with clever design, location and affordability front of mind.
Now Living General Manager Troy Gorton said the rise of small and narrow lot living in the Perth market was both good news for buyers and an exciting opportunity for builders.
“For buyers, this shift in the market means more efficient home designs and a greater diversity of housing choice, and that means greater affordability,” he said.
“Ultimately it means more people are likely to be able to access owning their own home, in an area of their choice. That’s clearly a good thing.
“As builders, the onus is on us to show homebuyers that a smaller lot size doesn’t mean you have to compromise on quality, space or liveability – that by using clever design and innovation, we can deliver a lot of home on a smaller footprint.”
Some of the elements Now Living took into account when designing smaller lot homes included natural light and ventilation, privacy and outlook, streetscape, and of course living space.
Above all, Mr Gorton said the growing popularity of small and narrow frontage lots made and working closely with land developers more important than ever.
“At Now Living, we very much work in partnership with developers to deliver the best possible outcomes for homebuyers,” he said.
“This is a core part of our business, across the board – but with smaller and narrow lot products, that partnership becomes even more important. That collaborative approach ensures more efficient land use, improved visual amenity, and that the end product exceeds expectations.”
The project has already proved popular with buyers, with the first sale to a local family who snapped up a green-title two-storey terrace home ahead of Innovo at Drummond’s official launch.
The four-bedroom, two-bathroom home sits on a 126sq m block with a narrow frontage, but offers an astonishing 156sqm of living space that includes a garage, storage room and balcony.
“The Terrace Range is a great example of just how a small or narrow lot home can deliver much more than you’d expect in terms of living space, quality and amenity,” said Mr Gorton.
“We believe this is an exciting area of the market, and one that sits very well with Now Living’s commitment to quality, innovation and affordability.”
The Terrace Range by Now Living offers two, three and four-bedroom house and land packages, starting from just $349,990.
